This is why you must put them through a thorough background check, and higher rents do not neccessarily mean better tenants.
Maintaining your property is very important to your success in the rental business. A house that needs repairs and is not tended to will lose its charm, it will attract less desirable tenants which will further add to your problems, causing more wear and tear and damage to your property. While the constant care and maintenace of rental property seems costly the end results of the alternitive can be disastorus.
Keep good books, while laws over the past few years have lessoned some of the advantages of owning and renting property, there are still a lot of advantages which can be maximized with good records. Everything about your property as well as most of the cost assocciated with managing it are tax deductions, take advantage of them.
Filling vacancies should and will be a priority, as soon as an old tenant moves out start looking for a new tenant, you may even be able to start your search before the old tenant is completely gone. Internet has become a super medium for placing such classified ads. Word of mouth is also an excellent way to find new tenants, talk to the neighbors, they would like to pick there neighbors so they will be happy to recommend people.
